New Haven Hotel Development First Net Zero Energy Hotel in U.S.

November 2020 — The former Pirelli building, adjacent to IKEA on Long Wharf in New Haven is being redeveloped by a Westport, CT developer into the first hotel to be a net zero energy building in the United States.  The brutalist building designed by the Modernist architect Marcel Breuer in the late 1960s as an office building is under construction at a cost of $50 million and will include a 165 room hotel, named Hotel Marcel and will be a Hilton managed property.  The building which sat vacant for many years after Ikea bought the site in 2003 and built a store on the site has great views of the New Haven harbor and downtown.  The property will generate all the electricity it will use from solar panels on the roof and on carports.
