Debt
The New Haven Group maintains a wide array of lender relationships with local, regional and national real estate lenders. These institutions include local and regional banks that provide construction and mini perm loans and longer term permanent financing on both a recourse and non recourse basis. Other institutions include life insurance and CMBS lenders that lend on long term stable assets. A variety of Loan types can be arranged that include:
- Fixed Rate Financing
- Construction/Permanent Loans
- Adjustable Rate and Floating Rate
- Acquisition/Bridge Financing
Equity
Clients looking to secure additional capital to complete transactions use the firm to raise equity from a variety of sources that include private equity funds, private investors and governmental sources. Our relationships allow clients to expand their portfolios by leveraging off these third party sources.
Private Financing (Hard Money Loans)
The New Haven Group maintains many relationships with private investors that provide a buyer gap financing in order to close on a property quickly without having to meet normal banking requirements. These loans typically bare higher interest rates and points and are short term in nature. The costs usually are less than bringing in a full equity partner. This loan type also underwrites quickly allowing for fast closings on time sensitive deals.
Note Sales
The New Haven Group works with investors to acquire notes from local and regional banks seeking to off load loan inventories. We also work with larger note purchasers to sell off assets located in Connecticut that were part of larger portfolios they acquired on a national level.
